The property

This exclusive single-family home, built in 1994 on a 405 m² plot, represents a rare opportunity for discerning buyers looking for a home with exceptional energy efficiency and state-of-the-art technology. Since its construction, the property has been continuously modernized and maintained to meet today's high standards of living. For further details, please refer to the specifications.

The exterior walls made of YTONG and interior walls made of sand-lime brick ensure optimal thermal insulation, complemented by a fully insulated and converted attic. In 2014, the windows of the house were replaced with highly insulated, triple-glazed plastic windows, and in 2016, the front door was replaced with a security door with a fingerprint sensor and motorized lock, providing additional security and convenience.

In terms of energy, the house is equipped with three separate photovoltaic systems, which together achieve an output of 17.88 kWp and, in combination with a 10 kWh gel battery storage system, enable considerable independence from the power grid. Heating is provided by a 14 kW heat pump, to which both the radiators and the underfloor heating are connected. This is supplemented by a solar thermal system, which contributes efficiently to hot water production.

A key feature of the house is the integrated Loxone/KNX smart home system, which enables central control of heating, lighting, shutters, and security systems. This not only increases living comfort but also contributes to energy efficiency. The heated pool with a covered wooden structure and integrated heat exchanger technology offers an additional luxury element that provides relaxation, especially in the warmer months.

Careful maintenance and regular updating of the technical systems, including the heat pump and photovoltaic systems, guarantee low operating costs and an environmentally friendly energy balance, making this home particularly attractive to eco-conscious buyers.

In summary, this property offers a perfect combination of state-of-the-art technology, energy-efficient construction, and comfortable living, ideal for those seeking a future-proof and sustainable home.

Other information

Details about masonry heaters

• A masonry heater reaches temperatures of up to 1100° Celsius during combustion inside the stove. This means that the wood burns with almost no residue and hardly any ash is produced. When used properly, it therefore requires very little cleaning. Two to three cleanings per year are often sufficient.
• Thanks to its high storage mass, a masonry heater can retain its heat for up to 24 hours and only needs to be heated once. This is efficient and saves firewood. It also protects the environment. The fireplace heats the air, for example. This warm air heats the room more quickly.
• This fireplace primarily heats via radiant heat on its exterior. This radiant heat is distributed particularly well throughout the room and also feels very pleasant on the skin. In contrast to pure convection stoves, a masonry heater causes less air turbulence in the room. Therefore, such fireplaces are generally better suited for people with allergies.
• Each model is truly unique, as it must be adapted to the specific local conditions.
